How Finishes, Fixtures, and Materials Get Specified, Priced, and Locked Without Surprises
Selections — the step where every finish, fixture, appliance, and material is chosen — is the phase where most custom homes go over budget, off schedule, or both. The reason is structural: production builders use a Design Center model that is excellent for keeping decisions inside a fixed allowance, but cannot produce a luxury outcome. Most custom builders use an unstructured "pick what you want" model that is excellent for luxury but produces continuous price drift and decision fatigue.
The selections process at Peters Custom Homes is built specifically to give luxury families both: complete creative freedom AND total cost predictability. We do this by sequencing decisions correctly, integrating Emerald & Oak Design Studio from Phase 1, and locking selections before construction begins rather than during.

Our Approach
Selections at the estate tier cover roughly 800–1,200 individual line items — every faucet, every door knob, every trim profile, every outlet cover, every pendant. Treating these as 1,200 separate decisions is overwhelming and produces buyer fatigue by month four. Our process groups them into 18 selection sessions, each with a defined scope, prepared options, and locked-in pricing.
Sessions are ordered by lead time, not by interest level. Items with 16+ week lead times (custom windows, specialty cabinetry, imported tile, hand-forged hardware) get decided in the first eight sessions. Items with short lead times (paint, light bulbs, switch plates) get decided in the last four. This sequencing is the difference between a house finished on schedule and a house waiting four months for a backordered range hood.
Every selection comes with three pre-vetted options at three price points, all known to perform well in our climate, all known to install correctly with our trades, all priced with current vendor quotes. You are not shopping the world — you are choosing within a curated, qualified set. That is what makes the experience pleasurable rather than punishing.
Design Collaboration
Emerald & Oak Design Studio, led by Miriam Peters, runs the selections process. Miriam is in every session, not just the kitchen and master bath sessions. The result is that finish vocabulary is consistent across the entire home — the bronze on the powder bath faucet matches the bronze on the front door hardware matches the bronze on the wine cellar pulls.
When families have an existing relationship with an outside interior designer, we collaborate. Miriam coordinates the selections framework while your designer drives aesthetic direction. The framework still applies — the sessions, the lead-time ordering, the locked pricing — but the choices come from your designer.
Trade partners participate in selections that affect their work. The cabinet shop joins the kitchen and bath sessions. The tile installer joins the wet-area sessions. The low-voltage integrator joins lighting. This is not how most custom builders run selections, and it is the reason our installations are precise — because the people who will install the materials are part of choosing them.
Construction & Craftsmanship
Selections begin during Phase 4 (Pre-Construction Planning) and conclude before Phase 5 (Construction) begins. This is the opposite of how most custom builds work — and it is the single biggest predictor of whether a project finishes on budget. Selections made during construction cost more, take longer, and create change-order friction. Selections made before construction lock the entire budget and let trades sequence efficiently.
Each session is 2–3 hours, scheduled at intervals the family can absorb. We do not stack sessions back-to-back. Decision fatigue is a real cost — making the wrong faucet choice because you are exhausted is a $1,200 mistake repeated across hundreds of items.
At the end of each session, you sign off on the selections and the pricing. That sign-off is binding — for both sides. We commit to the price; you commit to the selection. Changes after sign-off run through a formal change-order process with documented cost and schedule impact.
Living the Result
Families consistently report that selections were their favorite phase of the build — once they understood the structure. That is not the universal experience of custom home building, and it is the result we engineer for. The phase that breaks most custom home owners becomes the phase ours look back on most fondly.
The other downstream benefit is consistency. A home with selections coordinated across all 1,200 items reads as a single architectural statement rather than a collection of individually pretty rooms. That coherence is the visual definition of luxury restraint, and you cannot produce it through an unstructured selection process.
