Frequently Asked Questions
- What does estate development include?
- Estate development covers everything before and around the residence itself: evaluating and acquiring land, assembling the architectural and engineering team, planning guest houses, garages, pools, gardens and service structures, and coordinating utilities, drainage and access so the property develops as one cohesive whole.
- How do I know whether a homesite can support an estate?
- Topography, sun orientation, views, drainage, soils, setbacks, tree cover, and utility access all determine what a parcel can carry. We evaluate candidate homesites before purchase so the land can support the architectural program a family intends, which is far cheaper than redesigning after closing.
- Should I hire the builder before the architect?
- Engaging a builder early is the least expensive way to keep a design buildable and on budget. When we join at the land stage we help select the architect, landscape designer, and engineers whose experience matches the scope, then hold the budget against the drawings as they develop.
- Do you develop estate properties across the Carolinas?
- Yes. We manage private estate development across North and South Carolina, from Charlotte neighborhoods such as Myers Park and Eastover to larger acreage, lakefront, and coastal parcels that require more comprehensive site planning.
