Modern Farmhouse Builder Charlotte
Modern farmhouse is the most requested — and most frequently botched — architectural style in Charlotte's custom home market. Peters Custom Homes estimates that 60% of self-described "modern farmhouse" builds in the region fail to achieve authentic character because they apply farmhouse styling to conventional floor plans rather than designing from farmhouse principles.
We build farmhouse homes differently. Our process starts with the five principles of authentic farmhouse architecture: structural honesty, material integrity, landscape connection, functional simplicity, and compound thinking. Every design decision is tested against these principles before it enters the construction documents.
Our Approach
Structural honesty means exposed beams carry actual loads — not decorative wraps over engineered lumber. Our timber-frame great rooms use Douglas fir or reclaimed heart pine posts and beams, connected with traditional mortise-and-tenon joinery, sized by our structural engineers to support the roof loads they carry.
Material integrity means exterior siding is fiber-cement board-and-batten (not vinyl), metal roofing is 24-gauge standing-seam (not 29-gauge agricultural panel), and stone is regionally quarried and dry-stacked or full-bed mortar — not adhered veneer.
Compound thinking means designing beyond the primary residence: detached garages as heritage barns, guest cottages, workshop buildings, kitchen gardens, and fenced kitchen yards. These compound elements transform a house into a farmstead — and they require lot sizes of 1+ acres to execute properly.
Design Collaboration
Charlotte's best farmhouse locations include Marvin (1-acre minimums, pastoral setting), Waxhaw (multi-acre homesites with equestrian culture), Lake Norman waterfront (farmhouse-meets-lakehouse), and select South Charlotte neighborhoods with mature tree canopy and generous lots.
Our farmhouse residences range from 3,500 to 10,000+ SF, with compound elements adding 1,000–3,000+ SF. Construction costs run $325–$600+ per SF depending on location, material specification, and compound complexity.
The Peters Method
Interior farmhouse design demands the same authenticity as exterior architecture. We specify wide-plank reclaimed flooring (not engineered farmhouse-look planks), hand-forged iron hardware, soapstone and honed marble countertops, farmhouse sinks in fireclay (not composite), and custom millwork profiles based on historic Southern farmhouse precedents.
The farmhouse kitchen is the architectural centerpiece — and we design them as working kitchens with walk-in pantries, sculleries, pot-filler faucets, commercial-grade ranges, and island seating for 6–8.
