Transitional Estate — Transitional Luxury Floor Plan

Transitional Estate — Transitional Luxury Floor Plan

Transitional · 5 bedrooms · 5.5 baths · 7,100 sq ft · 2 stories

Traditional bones, modern lifestyle. A hip-roof estate with symmetrical brick façade, deep porches, and an interior organized for open-plan family living without sacrificing the formal moments a Charlotte estate expects.

The Transitional Estate is the plan we most often build for families relocating from Foxcroft, Cotswold, and Ballantyne who want the composure of a traditional Charlotte home with an interior that lives the way they actually cook, work, and gather. The exterior is disciplined — matched chimneys, painted brick, standing-seam metal accents, and a paneled front door on axis with a rear loggia.

Inside, the plan collapses the traditional formal dining/formal living duplication into a single dining hall and a great room that opens through 12-ft doors to a screened loggia with fireplace. The kitchen anchors the family wing: island seating for six, prep pantry, coffee bar, and a mudroom sized for four kids and a golden retriever.

The primary suite is placed on the main floor for long-term livability, with a private garden terrace. Upstairs, four secondary suites, a homework loft, and a bonus room complete the family program. This plan is our most-requested starting point for buyers in the $2.5M–$4M range who want a traditional address with a contemporary daily rhythm.

Program: Symmetrical painted-brick façade with slate roof; Main-floor primary suite with private garden; Great room with 12-ft doors to screened loggia; Kitchen + prep pantry + coffee bar + oversized mudroom; Formal dining hall with butler's pantry; Home office with private entry; Four upstairs bedroom suites + homework loft + bonus; Three-car side-load garage with workshop bay.

Best for: Growing families who want a traditional Charlotte estate address and an interior organized for modern daily life.
