What Actually Happens Between Foundation Pour and Move-In Day, in the Order It Happens, on a Typical 18-Month Build
Most luxury builders publish a phased timeline (Pre-Construction → Foundation → Framing → Mechanical → Finish → Punch). It is accurate at 30,000 feet and useless at the family's altitude. What families actually want to know is: in week 12, what will be happening on my house? Who will be there? What decisions will I owe? What does the photo log look like that week?
This page provides that altitude. It walks through a representative 18-month Peters Custom Homes build, week by week, so families know what to expect at every point in the project. Real builds vary — weather, lead times, change orders, and lot conditions move the calendar — but the sequence and the family experience track closely to what is described here.
Our Approach
Weeks 1-8: Pre-construction. Permits filed and pulled, builder's risk insurance bound, trade contracts executed, long-lead orders placed (windows, custom millwork, specialty stone). Family activity: weekly selections sessions with Emerald & Oak, financial setup with construction lender, schedule a pre-construction meeting that walks through every line item of the contract one more time. Weeks 9-14: Site work and foundation. Tree clearing per the protected-tree plan, grubbing, mass excavation, footings, foundation walls or slab, foundation waterproofing, perimeter drains, backfill. Family activity: foundation milestone visit at week 12 with the project manager. Photo log: heavy equipment, formwork, concrete pours.
Weeks 15-26: Framing and dry-in. Slab on grade or framed first floor, framed walls and roof structure, sheathing, roof underlayment and shingles or standing seam, windows installed, exterior doors installed, water-resistive barrier and exterior trim. Family activity: framing milestone visit at week 22 — this is the visit families remember because the house finally has shape. Photo log: dramatic week-over-week change.
Design Collaboration
Weeks 27-38: Mechanical rough-in and inspections. Plumbing rough, electrical rough, low-voltage and AV pre-wire, HVAC ductwork and equipment, gas lines, smart-home backbone wiring, generator pre-wire (where applicable), insulation. County inspections at each stage. Family activity: mechanical milestone visit at week 36 — this is the last opportunity to relocate switches, outlets, and rough-in items without significant cost. Weeks 39-46: Drywall, paint, and trim. Drywall hung, taped, and finished; ceiling treatments installed; interior paint primer and finish coats; door and window trim; baseboards; crown moldings; built-in cabinetry installed; staircases finished. Family activity: drywall milestone visit at week 44 — the rooms finally feel like rooms. Photo log: textured walls become smooth painted surfaces.
Weeks 47-58: Finishes and fixtures. Tile work, hardwood flooring, cabinetry installation, countertops, plumbing fixtures, lighting fixtures, appliances, exterior hardscape and patios, driveway, garage doors, exterior paint, exterior lighting. Family activity: walk-throughs every two weeks during this phase as decisions about pendant placement, mirror height, and fixture orientation come up. Photo log: rapid visual transformation.
Construction & Craftsmanship
Weeks 59-66: Landscape, pool, and final systems. Landscape installation per design, irrigation, sod, exterior lighting, pool finish (where applicable), final HVAC commissioning, smart-home programming, AV system setup. Family activity: smart-home and AV training session, irrigation walk-through, pool start-up demonstration.
Weeks 67-72: Punch list and certificate of occupancy. Final county inspection, certificate of occupancy issuance, internal punch-list completion, final cleaning, final touch-up paint, owner walkthrough and sign-off. Family activity: the formal walkthrough at week 70, key handoff at week 72, move-in scheduled.
Weeks 73-104: Year-one service. Settle-in support for the first 60 days, scheduled service touchpoints at month 6 and month 11, 11-month warranty walkthrough at week 99 (described in detail on its own page).
Living the Result
The timeline above represents a typical build at the estate tier. Larger residences (10,000+ SF), highly complex envelopes, signature-tier finishes, and difficult lots extend the timeline by 4-12 weeks. Smaller residences and simpler programs compress it by 4-8 weeks. We provide a project-specific schedule with weekly granularity at contract signature and update it monthly thereafter through the project portal.
Knowing where you are in the timeline at every moment is part of what makes a custom build feel manageable rather than mysterious. Families who experience it this way describe the build itself as one of the more rewarding projects of their lives.
