I HAVE PLANS
Your architect drew it. We build it as drawn.
If you already have drawings, the next step is an honest review of what they contain, what they leave open and how they fit your lot, before anyone quotes a number.
How we take on an existing set of plans
Send the drawings you have
Full construction documents, a design-development set or early schematics all work. Tell us where the lot is and whether your architect will stay involved during construction.
Constructability and scope review
Nicholas Peters reads the set for what is drawn and what is still missing: structural details, mechanical and electrical design, window and door schedules, finish selections and site work. Gaps are listed in writing so nothing is assumed.
Lot fit
We check the plan against the actual homesite: orientation, grading, drainage, driveway access and any HOA or architectural review. Setbacks, tree rules and permit requirements are confirmed with the local authority for your parcel.
Pricing and allowances
Priced line by line from the drawings. Anything not yet specified is shown as a clearly labeled allowance, so you can see which numbers are firm and which depend on later decisions.
Working with your architect
Questions and changes during construction go back to the architect of record. We do not redesign your architect's work; we raise issues and let the design team decide.
