Lot questions
Is the lot right for the home you want to build? What will sitework actually cost? Are there easements, setbacks, or covenants that constrain design? Confirm before design begins.
Program questions
How many years do you plan to live here? Who is the eventual buyer? What rooms and spaces do you actually use vs aspire to? Honest answers protect from over-building.
Budget questions
What is the all-in number including land, construction, design, landscape, FF&E? What contingency are you carrying? How is the project financed? What can flex if scope grows?
Schedule questions
When do you need to be in the home? What is the flexibility on the 14–20 month timeline? Are there life events (school, retirement, sale) that anchor the date?

The honest questions surface the right answers — and the wrong projects.
A successful custom home starts with honest questions asked before the contract — to yourself as much as to the builder. Some answers will confirm the project. Others will reveal that what you actually want is a renovation, a different lot, or a different timeline. Both outcomes are useful. Both protect the next four years.

When should I have these questions answered?
Before contract — ideally before design begins. The discovery call is the first place to surface them. The schematic phase is the last reasonable place to test them.
What if I do not know the answers yet?
That is the most useful information of all. The discovery call is the right place to work through them. Many families arrive without firm answers and leave with clarity.
Should the builder ask me these questions?
Yes. A builder who only answers your questions without asking their own is selling, not consulting. The discovery call should run in both directions.
What if the answers point me away from a custom build?
That is a successful outcome. A renovation, a different lot, or a different timeline may be the right answer. Peters will tell you when that is the case.
