Appliances are frequently treated as a finish selection. They are not. A 48-inch dual-fuel range determines hood size, which determines makeup air requirements, which determines a mechanical penetration and often a framing change. A column refrigerator and freezer pair determines cabinetry width, panel thickness, and water line routing.
For that reason we lock the appliance schedule during design development. The homeowner is choosing how they intend to cook and entertain, and the house is then built around that decision rather than adapted to it later at cost.
Understanding the tiers
The professional tier — La Cornue, Lacanche, Officine Gullo, and comparable European ranges — is chosen for presence as much as performance. These are focal-point pieces, often in custom colors and brass trim, with correspondingly long lead times.
The integrated luxury tier — Sub-Zero, Wolf, Gaggenau, Miele, Thermador — is where most of our packages live. Column refrigeration accepts cabinetry panels and disappears into the millwork; steam ovens, speed ovens, and induction cooktops broaden capability without visual weight.
The performance-value tier — Bosch, Fisher & Paykel, JennAir — is appropriate for sculleries, prep kitchens, guest suites, and pool houses, where capability is required but the appliance is not on display. Distributing tiers this way frequently saves $40,000 with no perceptible loss.
Ventilation is the specification most often mishandled
A 48-inch professional range needs roughly 900 to 1,200 CFM of exhaust. Any continuous exhaust above 400 CFM in a reasonably tight house requires engineered makeup air — a dedicated, tempered supply that replaces what the hood removes. Without it, the hood underperforms, doors become hard to open, and combustion appliances can backdraft.
Hood liners should be sized wider than the cooking surface where the design allows, ducted in smooth rigid metal with minimal elbows, and terminated with a proper roof or wall cap. Recirculating hoods have no place above a professional gas range.
Induction changes this calculus meaningfully. It produces no combustion byproducts, requires less exhaust, and is increasingly the choice in homes where the primary cooking surface sits on an island far from an exterior wall.
Sculleries and second kitchens
Nearly every residence we build now includes a scullery: a secondary work kitchen behind or beside the primary, holding a second dishwasher, a prep sink, a secondary range or steam oven, and staging counter. It exists so the presentation kitchen can remain immaculate during entertaining.
Scullery appliances should be capable and unglamorous. This is where the performance-value tier belongs, and where a second full-size refrigerator or a pair of refrigerated drawers frequently delivers more practical value than any upgrade in the main kitchen.
Budget and lead times
A complete luxury appliance package including scullery, bar, and outdoor kitchen typically runs $75,000 to $250,000. A statement European range alone can represent $40,000 to $80,000 of that figure.
Lead times remain volatile. Integrated column refrigeration and custom-color ranges routinely require 20 to 40 weeks. We place appliance orders at framing so that the specification is fixed, the rough-ins are correct, and the delivery lands before cabinetry installation rather than after.
A hood that moves 1,100 CFM out of a tight house without engineered makeup air is a hood that does not work.
