The important structural fact about Weddington is that it is not one market. A one-acre lot in an established covenant-governed enclave, a five-acre parcel on a county road, and a newer estate section with active architectural review are three different building projects with three different cost and timeline profiles.

Our Approach

Highgate and the newer estate sections. Larger, more recently platted lots with active architectural review and, generally, a more contemporary and transitional design vocabulary permitted. These are the sections where a genuinely modern estate elevation is most readily approved.

Providence Downs South and the Marvin border. Gated, amenity-supported living on the Weddington–Marvin line, with Marvin Ridge assignment as a primary draw for families with school-age children. Expect a thorough architectural review process and correspondingly high construction standards among neighbours.

Acreage parcels outside platted communities. The freest architecturally — no HOA review — but the most demanding technically: well and septic evaluation, driveway and utility runs, watershed buffers, and tree protection all land on the owner. Design Collaboration

How to choose. We ask four questions in this order. First, school assignment — if Marvin Ridge assignment is non-negotiable, that alone narrows the map. Second, architectural intent — a strongly modern house is easier to realize in a newer section or on unrestricted acreage than inside an established traditional enclave. Third, timeline — an existing home you renovate delivers faster than an unentitled acreage parcel. Fourth, tolerance for HOA review, which buys you neighbourhood consistency at the cost of design latitude.

What a good builder does before you buy. We walk candidate lots before purchase and give a written read on grade and drainage, tree canopy and protection requirements, likely septic or sewer condition, setback and buffer constraints, and the realistic building envelope. That pre-purchase read is the cheapest money you will spend on the project.

Union County process. Plan review, watershed and buffer considerations near the lakes and creeks, tree protection, and — on unsewered parcels — soil and septic permitting. Each is manageable; each takes calendar time that belongs in the schedule from day one.

Resale discipline. Weddington rewards homes that read as permanent: proportioned masses, real materials, restrained street elevations, and outdoor living that is architecturally integrated rather than added. Trend-driven interiors date; proportion does not.

Charlotte Living

Lifestyle. Union County schools, meaningful lot separation, equestrian and greenway land nearby, Waxhaw and Marvin village character, and Blakeney and Ballantyne retail a short drive north. Families relocating from denser markets consistently describe the trade — more land, more quiet, a longer drive to uptown — as the reason they chose Weddington.

Designing for it. Deep covered outdoor living on the rear elevation, pool and lawn on the same axis, generous garage and equipment capacity, and a mudroom sized for the way families actually enter the house.
