The smart-home conversation in custom building is conventionally framed as a finish-level question — which control panels, which speakers, which display sizes. The actual decisions that determine smart-home quality are made twelve months earlier, during mechanical rough-in, when the wiring backbone is installed inside the walls. Get those decisions wrong and no amount of post-construction integration recovers the result.
This page explains the pre-wire decisions that need to happen during the mechanical phase of a Charlotte custom build: what gets specified, who specifies it, and how families avoid the most expensive smart-home regret — discovering at move-in that the home cannot host the system the family actually wants.
Our Approach
Pre-wire planning happens in coordination with our integrated technology partner, Peters Audio Video LLC, beginning in the late design phase and locking before mechanical rough-in starts. The output is a set of low-voltage drawings showing the location of every speaker, display, control panel, network access point, security camera, motorized shade motor, lighting control box, and HVAC sensor — overlaid on the architectural plans so trades coordinate properly.
Categories planned at this stage: structured wiring (Cat6A or Cat7 to every workspace, every TV location, every WAP); audio (in-ceiling speakers in primary spaces, in-wall speakers in secondary spaces, dedicated subwoofer locations); video (display locations with concealed cable pathways and recessed media boxes); lighting control (centralized vs distributed, scene controllers in key locations); shading (motor wiring runs to every motorized window); security (camera locations, motion sensor locations, hardwired alarm contacts); HVAC zoning (sensor locations for accurate per-zone temperature control).
Generator pre-wire is its own category. Whole-house generators in Charlotte have become standard at the estate tier following recent storm seasons. Pre-wiring during construction means the generator can be added at any future date without trenching, breaking concrete, or re-routing the main electrical panel — a savings of $8,000-$15,000 versus retrofit installation.
Design Collaboration
The cost difference between pre-wire and retrofit is dramatic. A speaker pre-wired during framing costs $40-$80 in materials and 15 minutes of labor. The same speaker added two years later, requiring drywall opening, fishing wire through insulation, and patch-and-paint, costs $400-$800 and produces a visible patch line that betrays the retrofit. Multiply that across the 25-40 wiring decisions in a typical estate home, and pre-wire pays for itself many times over even for families who think they will never want the equipment.
Some families resist pre-wire because they do not want to commit to specific equipment a year before they will choose it. The answer: we do not commit to equipment, we commit to wiring. The wiring supports any major equipment line. Equipment decisions happen at month 14-16, when the technology landscape is current and the family has had time to live with the design.
We provide three pre-wire packages — refined, comprehensive, and signature — at price points spanning $25,000 to $120,000 of pre-wire scope. Most estate-tier families select the comprehensive package. Signature is appropriate for homes with dedicated theater, large-format outdoor entertainment, recording or production spaces, or 10+ network drops per floor.
Construction & Craftsmanship
Final equipment selection and integration happens during the finishes phase. Peters Audio Video LLC handles the design, procurement, installation, programming, and ongoing service. Their team is on site during cabinet install (to coordinate display placement), during paint (to mark speaker grilles), and during final commissioning (to demonstrate the system to the family at move-in).
The system documentation handed to the family at move-in includes full as-built wiring drawings, network diagrams, equipment serial numbers, warranty cards, and a personalized operations video. Several of our families have used the as-built drawings ten years later when adding equipment or troubleshooting a network issue.
