What Happens After the Warranty Closes — The Long-Tail Service Relationship That Defines Real Luxury Building
The conventional builder relationship ends at the 12-month warranty close. The family is on their own for systems maintenance, finish refresh, and the occasional issue. This is industry-standard and structurally adequate, but it is not luxury.
Luxury building includes a long-tail service relationship that extends well beyond the warranty period. Peters Custom Homes maintains a structured stewardship program for years 2 through 5 of every residence we build, and a more informal relationship beyond that. This page explains how the stewardship program works.
Our Approach
The years 2-5 stewardship program includes: an annual scheduled visit by the original project manager (60-90 minutes, typically late spring); a written annual condition report covering exterior envelope, interior finishes, and major systems; coordination of preventive maintenance with our preferred trades at family expense (HVAC tune-ups, gutter service, generator exercise, irrigation backflow inspection); and immediate response to any issue the family reports, with a triage call within one business day.
Annual visits are scheduled in advance for the entire 4-year window at move-in. Families do not need to remember to book them — the calendar invites are already on their calendar. This proactive scheduling is what makes the program operational rather than aspirational.
The annual report is delivered to the family in writing within five business days of each visit. It documents observed conditions, recommended maintenance, items the family should be aware of as they age, and any items that warrant immediate attention. Several of our families forward the report to their property manager or estate manager for action; others handle directly. We do not require either approach.
Design Collaboration
What the program is not: a maintenance contract. We do not perform maintenance work directly during stewardship visits. Instead, we coordinate with the appropriate trade — usually the original trade who installed the work — and the family is billed by the trade directly at the trade's standard rate. There is no markup, no service fee, and no surprise invoice from us.
What the program is: continuity. The team that built your home stays involved in your home. Twelve years from now, when the family wants to refresh the kitchen or add a wing, the firm with the original drawings and the original trade relationships is still there. This continuity is what compounding luxury looks like over time.
Construction & Craftsmanship
Beyond year 5, the relationship continues less formally but does not end. We have repaired roofs after storms on homes built in 2018, coordinated kitchen refreshes on homes from 2019, and added detached structures to homes from 2020. The original drawings, the original trades, and the institutional memory of the original build are still accessible because the relationship was structured to last.
This is also why our portfolio is the founder's residences and a small number of completed estate projects with permission — we do not need to chase new logos, because our existing client relationships continue to produce work years after the original handoff.
Living the Result
Stewardship is part of why we limit project volume to 8-10 homes per year. A firm that takes 30 projects annually cannot honor a five-year proactive service program for the cumulative client base. Our limited volume is the operational structure that makes long-term stewardship possible.
Families who experience the stewardship program rarely build a second home with another firm. Several of our second residences and estate renovations have come from clients we built for in 2017-2019, who returned because the relationship never went cold.
