Most luxury families assume that building a custom home is the only path to a residence that meets their standards. It is not — but the available alternatives are narrower than the production-builder spec inventory that dominates online listings. Move-in-ready luxury homes in the Charlotte region exist, and they are increasingly the right answer for families with timing constraints (relocation, a sale closing, school enrollment) that cannot accommodate an 18-month build.

We use the term "move-in-ready" specifically: a residence that has been built or is being completed to the same architectural and craftsmanship standard as our commissioned custom work, available for purchase by a qualified family. These are not speculative shells dressed up with stage furniture — they are intentional residences, designed to a clear program, finished to the standard we hold for our custom clients.

Our Approach

We typically have 1–3 move-in-ready or near-completion residences available at any given time. Each one is built to the same Peters Standard as our commissioned custom homes — the same trades, the same supervision, the same selections discipline, the same warranty. The only difference is that the architectural and design decisions were made by us rather than by the family who eventually moves in.

Sage at Marvin is our most active source of available inventory — a curated micro-community in Marvin, NC where we are building a limited number of estate residences with selection variants suited to discerning buyers. We also occasionally have residences available in other Charlotte-region markets — Myers Park, Eastover, Quail Hollow, the Lake Norman corridor, and select Union County communities. These are quieter, off-market opportunities that we share with families who have specifically asked for move-in-ready. They do not appear on the MLS in many cases.

Design Collaboration

When a family purchases a move-in-ready residence from us, the relationship continues exactly as it would for a custom build. Emerald & Oak Design Studio is available for any final selections or post-purchase furnishing direction. We complete a customary punch list with the same rigor as our commissioned projects.

If the residence is not yet complete at the time of contract, the family can typically participate in the remaining selections — flooring stains, paint colors, light fixtures, plumbing finishes, and other late-cycle items. The earlier in construction the contract is signed, the more selection latitude is available.

Construction & Craftsmanship

Move-in-ready residences from Peters Custom Homes go through the identical five-phase Peters Method that our commissioned custom homes do. The only difference is the client during Phases 1–3 — internal rather than external. The construction quality, selection caliber, and warranty terms are the same.

Every available residence is delivered with the same documentation a custom build would receive: full operations manual, warranty schedule, vendor contact list, materials log, paint codes, and Nicholas Peters' personal walkthrough. This is not how production spec homes are transferred, and it is the reason Peters move-in-ready homes hold value better in resale.

Inspections are encouraged. We pay for a third-party inspection at the family's choice of inspector, because we are confident in the work and want the family to be confident too. This is unusual — most builders will not pay for the buyer's inspection — and it sets the tone for the relationship.

Living the Result

The right candidate for a move-in-ready luxury home is a family that has timing constraints, a clear sense of their lifestyle, and an aesthetic that aligns with what we tend to build. Families who need full architectural customization or who are building to a very specific lot and program are better served by a custom commission.

The wrong fit is the family that loves the residence but immediately wants to renovate the kitchen, change the master bath layout, or rework the trim package. If you are doing that within six months of purchase, a custom build was the right answer and the time-cost was worth it.

Families who choose move-in-ready typically tell us they appreciated the predictability — known cost, known timeline, the ability to see the actual residence rather than imagine it. For some families, that predictability is more valuable than full customization. We respect both choices.
