Why $/SF Is the Most-Asked and Most-Misleading Number in Custom Building, and What the Real Numbers Look Like at the Estate Tier
The first question almost every family asks a custom builder is: what is your price per square foot? It is the wrong question, but it is the question — so this page answers it honestly, then explains why the answer means less than it appears to.
For Peters Custom Homes in 2026, the working ranges are: foundation-tier custom (4,000-6,000 SF, refined but conventional finishes) at roughly $400-$525 per heated SF; estate-tier custom (6,000-9,000 SF, full luxury finishes, complex envelope) at roughly $525-$725 per heated SF; signature-tier custom (architecturally significant residences, unique program, statement materials) at roughly $725-$1,200+ per heated SF.
These numbers exclude the lot, exclude site work for difficult lots, exclude pools and outdoor structures, and exclude landscape design and installation. Numbers including all of those typically run 25-45% higher.
Our Approach
The reason $/SF is misleading is that it is an output of a hundred underlying decisions, not an input. A 7,000 SF home with a complex roofline, three-story foyer, six-figure window package, hand-troweled plaster walls, and a wine cellar will cost dramatically more per square foot than a 7,000 SF home with simple massing, off-the-shelf windows, and conventional drywall — even from the same builder, on the same lot, in the same year.
$/SF is also distorted by what counts as 'square footage.' Some builders quote on heated SF only; others include unfinished basements; others include garages; others include covered outdoor living. A $/SF number is meaningless without knowing the denominator. We quote on heated finished SF, with separate line items for garage, unfinished basement, covered porches, and outdoor living areas.
Finally, $/SF varies significantly with project size. A 4,500 SF custom home carries roughly the same number of bathrooms, the same kitchen complexity, and the same systems as a 7,500 SF home — just spread across less square footage. So the smaller home costs more per SF even though its total cost is lower. Bigger does not always mean more expensive per SF.
Design Collaboration
What actually drives total cost in our experience: the finish-level decision (refined vs full luxury vs statement) is responsible for roughly 35% of the variance; envelope complexity (roof geometry, window package, exterior materials) for roughly 25%; site conditions and foundation type for roughly 15%; mechanical sophistication (HVAC zones, smart-home, AV pre-wire) for roughly 10%; and outdoor living and pool integration for the remaining 15%.
Families who fixate on $/SF early in the conversation typically end the project surprised in one direction or the other. Families who instead engage on total project budget — with a clear sense of which 20% of decisions drive 80% of cost — end the project on or near budget.

By the time we sign a construction contract, the budget is fixed at line-item detail and the contract is drawn around it. There are no surprise $/SF moments at trim-out.
