A wine cellar is the only room in a custom home that has a performance specification. Everything else can be judged by eye. A cellar either holds 55 degrees and roughly 60 percent relative humidity year-round, or it does not — and the failures are usually invisible until corks start pushing.

Here is how we approach wine cellar design on a Charlotte estate, in the order the decisions have to be made. Start with the envelope, not the racking

The most common mistake is designing the millwork first. A cellar is a small, cold, humid box inside a large, warm, dry house. It behaves like a walk-in refrigerator, and it has to be built like one: Continuous vapor barrier on the warm side of the insulation — the exterior face of the cellar framing — sealed at every penetration. R-19 minimum in walls, R-30 in the ceiling. Closed-cell spray foam is our default here because it delivers both insulation and vapor control in one assembly. An insulated, weather-stripped door with a threshold seal. A standard interior door will defeat the entire system. Sealed floor assembly. If the cellar sits on slab, the slab needs a vapor break beneath the finish.

Skip any one of these and the cooling unit will run constantly, condensation will form inside the wall cavity, and the room will smell of mildew within two seasons. Sizing the cooling

Three configurations, in ascending order of cost and quality:

Through-the-wall self-contained unit — $2,500 to $5,500. Simple and effective for cellars under about 500 cubic feet. It needs an adjacent conditioned space that can absorb the rejected heat, and it will be audible in the room.

Ducted split system — $6,500 to $14,000. The evaporator hides in a ceiling or closet and the condenser goes remote. Quiet in the room and far more controllable. This is what we specify most often.

Fully ducted with humidification — $15,000 and up. For large collections or glass-walled cellars where the load is high and stability matters. Includes humidity injection for our drier winter months.

Size the unit to the actual load, including glass area, lighting heat, and door-opening frequency. An oversized unit short-cycles and swings both temperature and humidity, which is worse for wine than a slightly warm room held steady. Racking and capacity

Plan capacity at roughly 1.5 times the current collection. Real numbers for a Charlotte estate cellar: A 6 by 8 foot cellar holds about 700 to 900 bottles with mixed racking. A 10 by 12 foot cellar with a tasting counter holds roughly 1,800 to 2,600. Individual bottle racking maximizes access; diamond bins and case storage maximize density. Most collections want both.

Species matter. Mahogany and redwood are the traditional choices because they tolerate humidity without swelling or off-gassing. Painted MDF does not belong in a cellar. Metal racking with an acrylic or glass surround reads modern and performs well, but it conducts heat, so the design has to account for it. Glass cellars

A glass-walled cellar off a dining room is beautiful and it is a mechanical problem. Insulated double-glazed units, thermally broken frames, and a cooling unit sized for the additional load are all required. Budget 30 to 50 percent more than an equivalent enclosed cellar. Consider partial glass — a glazed door and one glazed panel — which delivers most of the visual effect at a fraction of the load. Lighting, security, and the details people forget LED only. Any lamp that produces meaningful heat or UV is working against the room. Lights on a timer or occupancy sensor, so an accidental all-night burn does not heat the cellar. A tasting surface at counter height, even a narrow one. Cellars that include a place to set a bottle down get used. Independent monitoring. A $200 networked temperature and humidity sensor with alerts is the cheapest insurance in the house. Cooling units fail quietly. Insurance schedule. A significant collection should be scheduled separately on the homeowner's policy; the inventory list and the monitoring log make that straightforward. What it costs

For the estates we build, a finished cellar with a proper envelope, ducted cooling, hardwood racking, stone floor, and lighting typically runs $35,000 to $90,000 for a mid-size room, with glass-forward designs and large capacities running well past that. Built during construction it is a framing and mechanical scope. Built later it is a renovation. Frequently Asked Questions What temperature and humidity should a home wine cellar hold? Stability matters more than hitting an exact number — repeated swings do more damage to corks and labels than a consistent 58 degrees. How much does a custom wine cellar cost? Glass-walled cellars and large-capacity rooms cost meaningfully more. Does a wine cellar need a vapor barrier? Yes, and it is the single most important detail. A continuous vapor barrier on the warm side of the insulation prevents condensation inside the wall assembly. Cellars built without one develop mildew and cooling failures regardless of how good the equipment is. Can a wine cellar go in a Charlotte home without a basement? Yes. Many of our cellars are built on the main level in a stair-adjacent alcove or under a stair run. The requirements are the same — sealed envelope, correctly sized cooling, and a path for the condenser to reject heat outside the conditioned space.
