Homeowners pay Peters Custom Homes, Inc. nothing for an introduction. For referral-based projects, you pay the independent contractor directly for its work.
What Does a Fence Project Entail?
A fence project can range from minor repairs to a complete removal and installation of new fencing. Repairs might include replacing damaged sections, stabilizing posts, or mending gates. Full replacement typically involves demolishing the existing fence, preparing the site, and constructing a new fence tailored to your property's aesthetics and functional requirements. Material choices are extensive, encompassing wood, vinyl, aluminum, and various composite options, each offering distinct advantages in terms of durability, appearance, and maintenance.
Consideration of property boundaries is paramount. While PCH does not perform surveys, we recommend that you confirm your property lines before any work commences. An independent contractor may review existing surveys or recommend engaging a land surveyor if boundary clarification is needed. Establishing clear boundaries helps ensure the new fence is correctly positioned and avoids potential disputes with neighbors. Ownership of an existing fence should also be confirmed, particularly if it sits on or near a property line, as this may influence the scope and shared cost of the project.
Important Considerations for Your Fence Project
Several factors will influence the scope and execution of your fence project. Setbacks, which are minimum distances from property lines or public rights-of-way where structures can be built, are critical. You and your chosen contractor should confirm local setback regulations with the relevant municipal authorities. Similarly, if your property is part of a Homeowners Association (HOA), there may be specific covenants regarding fence height, materials, design, and color. Obtaining prior HOA approval is often required before beginning work.
The condition of existing fence posts is a key element for repair projects. Posts that are deteriorated, leaning, or damaged may require replacement to ensure structural integrity. Gate functionality and design are also important; contractors can address issues with existing gates or incorporate new gates that match the fence design, considering factors such as width, swing direction, and latching mechanisms. Understanding these details upfront can streamline the planning process.
Discussing Your Project During a Contractor's Site Visit
During an independent contractor's site visit, it is beneficial to discuss all aspects of your fence needs thoroughly. Key points to cover include the type of material desired, the height and length of the fence, the number and style of gates, and any specific design elements. You might also address concerns about privacy, security, or pet containment. The contractor may assess the terrain, identify potential obstacles, and review access points for materials and equipment.
Crucially, utility locating should be discussed. Before any excavation, underground utility lines (gas, water, electric, communication) must be identified and marked. This is typically arranged by calling 811, the national call-before-you-dig number, to prevent damage and ensure safety. An independent contractor will advise on this essential step to ensure compliance and avoid potential hazards during post-hole digging.
Logistics and Property Protection During Work
For projects at occupied homes, discussing logistics with the independent contractor is important. This includes establishing access routes for crews and materials, minimizing disruption to your daily routine, and protecting existing landscaping or structures. Contractors typically outline how they will manage debris removal and site cleanup throughout the project. Clear communication regarding work hours and noise levels can help manage expectations.
Evaluating a Contractor's Proposal
When you receive a written proposal from an independent contractor, reviewing it thoroughly is recommended. This document should clearly outline the scope of work and other project specifics.
- A detailed description of the work to be performed, including specific fence type, materials, height, and gate specifications.
- An itemized breakdown of costs, covering materials, labor, and any permit fees.
- A proposed timeline for project commencement and completion, acknowledging that unforeseen issues can affect schedules.
- Payment terms, including deposit requirements and payment schedule.
- Proof of contractor's relevant insurance coverage.
- Details regarding any warranties offered on materials or workmanship.
Factors Influencing Project Cost and Timeline
The overall cost of a fence project is determined by several factors, including the chosen materials, the linear footage of the fence, the complexity of the terrain, and the number and type of gates. Additional considerations like site accessibility, removal of an old fence, and the need for utility locating can also affect pricing. Independent contractors set their own pricing for services; Peters Custom Homes, Inc. does not provide cost estimates or quotes.
Project timelines are influenced by material availability, local permitting processes, utility locate schedules, and weather conditions. While an independent contractor can provide an estimated timeframe, these factors may cause adjustments. Discussion of these potential variables with your contractor is prudent.
Confirming Compliance: Permits, HOAs, and Manufacturers
Depending on your location and the scope of the fence project, permits may be required by local building authorities. It is the homeowner's or contractor's responsibility to confirm and obtain any necessary permits before work begins. Similarly, as noted previously, homeowners within an HOA should confirm and adhere to their association's specific guidelines and obtain approvals for fence modifications or installations.
For specific materials or designs, it is wise to confirm any manufacturer's recommendations for installation and maintenance. These guidelines can often impact the longevity and warranty of the product. An independent contractor can provide insights into these considerations. Finally, always verify the credentials and licensing of any independent contractor you consider for your project to ensure they are qualified to perform the work in Charlotte.

About this introduction program
The Home Projects & Contractor Introductions program is an introduction resource offered by Peters Custom Homes, Inc. For projects handled through this program, the homeowner independently selects and retains the service provider. Any estimate, scope of work, construction agreement, payment, change order, schedule, permit obligation, workmanship commitment, or warranty is between the homeowner and the retained provider, as applicable to their agreement and the law.
PCH's role is limited to reviewing introduction requests and facilitating initial connections. PCH does not undertake construction management, jobsite supervision, inspection, or certification of the referred work. An introduction does not guarantee a provider's availability, price, licensing status, insurance coverage, workmanship, conduct, financial condition, or suitability for a particular project. Homeowners should independently evaluate the provider and confirm the qualifications and coverage appropriate to the proposed scope.
A contractor's work on a separate PCH project does not make PCH a party to that contractor's agreement with you. A separate direct PCH construction engagement exists only if agreed in a separate written agreement. Nothing in this disclosure eliminates any duty or liability that applicable law places on PCH for its own conduct or limits rights that cannot lawfully be waived.
