What to Expect, What to Bring, and What to Ask When You First Sit Down With a Luxury Builder
Most luxury custom home projects begin with a 30-45 minute discovery call between the family and the builder. This call sets the tone for everything that follows — and most families have never had one before, so they walk in unsure what to expect.
This page explains exactly what happens on a Peters Custom Homes discovery call: what we ask, what we tell, what families typically bring, and what the next-step decision looks like at the end of the conversation.
Our Approach
The discovery call opens with the family describing their situation: where they are in the process (still selecting a lot, lot in hand, plans started, etc.), what kind of home they envision (size, style, key features), what their target timeline looks like, and what previous building experience they have (if any). We listen more than we talk in this section. Families typically take 10-15 minutes to walk through this overview.
Next we describe how Peters Custom Homes works: limited project volume (8-10 homes per year), founder involvement on every project, integrated relationship with Emerald & Oak Design Studio for interior architecture, fixed-price contracts with transparent margin, weekly photo logs and milestone visits, dedicated project manager, 11-month warranty walkthrough, and ongoing stewardship beyond year one. This takes about 10 minutes.
The remaining time — usually 15-20 minutes — is questions. Families ask about pricing, timeline, our portfolio, our trade network, change orders, our pricing model, our experience with their target neighborhood, and frequently personal questions about the founder's background. We answer directly. The point of the call is not to sell the firm — it is to determine whether we are a fit, both directions.
Design Collaboration
What we recommend families bring to the call: (1) photos or links to homes they admire (saved Pinterest boards and Houzz collections work well); (2) any lot information they have (address or MLS link if applicable); (3) a rough program (number of bedrooms, key features, must-have spaces); (4) target budget range or per-square-foot expectation; (5) target timeline (when they want to be in the home).
If you do not have all five, the call still works — discovery is exactly that. Families who come in with detailed plans and detailed selections sometimes get less out of the conversation than families who come in with a clear vision and an open mind, because the discovery call is most useful for shaping direction, not validating decisions already made.
We also recommend that everyone in the household who will be involved in major decisions attend the call together. Spouses, partners, and the occasional adult child or trusted advisor. The strongest projects are the ones where alignment exists from the first conversation.
Construction & Craftsmanship
After the call, one of three things happens. (a) We are not a fit — wrong tier, wrong timeline, wrong geography, wrong scope — and we say so directly and recommend alternatives where appropriate. (b) We are potentially a fit and the next step is a private design studio tour or a lot evaluation, depending on where the family is in the process. (c) We are a strong fit and the family wants to move into a discovery design phase quickly. In all three cases, we send a written summary within 24 hours of the call so families have a record of the conversation.
We do not ask for engagement or signature on the discovery call. Custom home decisions deserve more deliberation than 45 minutes allows.
Living the Result
Discovery calls are scheduled by request, typically within 5-10 business days. We block 60 minutes for them even though most run 45 — the extra time prevents the conversation from feeling rushed.
