New Project Inquiry

Frequently Asked Questions

What happens after I submit a new project inquiry?
Nicholas Peters personally reviews every new project inquiry and responds within one business day. If the project appears to be a fit, we schedule a confidential consultation at our SouthPark office, at your homesite, or by video call for out-of-state families.
What information should I include in my inquiry?
Share the homesite or neighborhood you are considering, your approximate investment range, your target timeline, and any architectural plans or inspiration you already have. None of it is required — many families begin with only a neighborhood in mind.
Do I need to own land before submitting an inquiry?
No. Many clients engage us before purchasing so we can evaluate topography, utilities, setbacks, easements, and site-work cost before an offer is written. Bringing us in pre-purchase is one of the most valuable points of entry.
What is the minimum investment for a new custom home?
Most new custom residences begin in the $1M range and extend well beyond. Because the firm limits itself to eight to ten homes a year, we will tell you candidly during the first conversation whether the scope aligns with how we build.
Which areas do you accept new projects in?
We build throughout Charlotte and the surrounding luxury communities — Myers Park, Eastover, SouthPark, Marvin, Weddington, Waxhaw, Fort Mill, and Lake Norman — along with select coastal Carolina commissions.
How long does a new custom home take from inquiry to move-in?
Design and pre-construction typically span four to eight months, followed by twelve to twenty-four months of construction depending on size, architectural complexity, and site conditions. You receive a detailed schedule before construction begins.
Can you work with an architect I have already hired?
Yes. We regularly build from plans developed by the client's own architect and designer, and we can also introduce you to architects whose work aligns with the style you want if you have not yet selected one.
How is pricing determined for a new build?
Pricing is built from measured allowances, specification-level selections, and real subcontractor pricing rather than a per-square-foot guess. You see the assumptions behind every line before the contract is signed.
Do you accept every project that inquires?
No. The eight-to-ten residence limit exists so the founder remains personally involved on every site. When capacity or timing does not align, we say so early and, where possible, suggest a schedule that would work.
Is my new project inquiry confidential?
Yes. Client identities, homesites, plans, and budgets are never published or shared. Our public portfolio is limited to residences we are expressly permitted to show.
